June 2020 Real Estate Update

Hi guys!

Summer is here and things are starting to look a little more normal now that some of the coronavirus restrictions are lifting. We are still being careful though! It seems like the listing rush we normally have in March and April is happening now. I think this was due to the coronavirus pretty much halting everything in March and April of this year. With inventory still extremely low, homes are flying off the market and, in most cases, with multiple offers. Especially affordable homes in Mineral County!

Allegany County

Active Homes- 223 (This is down from my May update)

Pending- 129 (This is up from my May update)

SOLD in the Past 30 Days- 45 (This is down from my May update)

Average Sale Price- $150,623 (This is up from my May update)

Average DOM- 86 (This is down from my May update)

Mineral County

Active Homes- 63 (This is down from my May update)

Pending-38 (This is up from my May update)

SOLD in the Past 30 Days- 11 (This is down from my May update)

Average Sale Price- $157,516 (This is up from my May update)

Takeaways?

Our market is hot right now! If you are thinking about selling- now is the time! I cannot stress that enough. Our inventory is lower and lower every month and the amount of pending sales is going up in both counties! I think our “spring sales rush” is finally happening.

Also, I have buyers looking for recreation property- riverfront, lakefront and good hunting land. If you are looking to unload a property like this, please give me a call.
