November Real Estate Update

Happy Fall! It is the beginning of November here in Western Maryland and the foliage has been beautiful this year! The last time I did a real estate update was in August. Things have definitely slowed down since late summer.

In Allegany County, we are seeing our inventory come back- slowly but surely. The average sales price is up and so are the amount of sold homes in the past thirty days! However, pending sales are down and the average days on market is rising.

Mineral County is still seeing all time low inventory. We NEED listings in Mineral County- especially in the Frankfort School District. Houses are selling for great prices and are flying off the market with multiple offers.

Allegany County

Active Homes- 214  (This is up from my August update)

Pending- 127 (This is down from my August update)

SOLD in the Past 30 Days- 65 (This is up from my August update)

Average Sale Price- $148,374 (This is up from my August update)

Average DOM- 72  (This is up from my August update)

Mineral County

Active Homes- 46 (This is down from my August update)

Pending-42 (This is down from my August update)

SOLD in the Past 30 Days- 21 (This is down from my August update)

Average Sale Price- $165,957 (This is up from my August update)

Average DOM- 53 (This is down from my August update)

Takeaway? This is still a great time to sell. Are things slowing down? Yes but there are still pre-qualified buyers looking for suitable housing out there!
